Pinnacle@Duxton continues to rewrite its own record book. A five-room unit at the landmark Tanjong Pagar development recently changed hands for S$1.63 million, setting a new project high and reigniting discussion about premium HDB pricing in the city core. At the same time, a four-room unit at the same development sold for S$1.55 million, becoming Singapore’s most expensive four-room resale flat ever.

New Five-Room Project High at S$1.63 Million

According to EdgeProp Singapore data, the S$1.63 million transaction last week involved a five-room unit at Block 1B, spanning floors 43 to 45, with an area of about 1,130 square feet. The average price works out to approximately S$1,442 per square foot. The unit’s lease commenced in 2011 and has about 84 years remaining.

The previous five-room record at Pinnacle@Duxton was set in August last year, when a unit at Block 1G sold for S$1.60 million. In less than a year, the five-room record has been broken again. Even earlier, in March 2025, a four-room unit at Block 1C had sold for S$1.518 million, with an area of about 1,012 square feet.

Four-Room Unit Sets National Resale Record

Separately, data from 99.co shows that a four-room unit at Pinnacle@Duxton Block 1C, spanning floors 40 to 42, recently sold for S$1.55 million. The unit has an area of about 1,033 square feet, translating to S$1,500 per square foot, the highest per-square-foot price in the history of all national four-room resale transactions.

The 50-storey Pinnacle@Duxton is located along Cantonment Road and is currently Singapore’s tallest HDB development. It is also the only HDB project in the city’s core area with a lease exceeding 80 years.

National Record Still Held by City Vue@Henderson

While the S$1.63 million five-room transaction sets a new Pinnacle@Duxton record, it does not break the national all-flat resale record. The current national record belongs to City Vue@Henderson, where a five-room unit at Block 96A, spanning floors 46 to 48, sold in April this year for S$1.728 million. That unit has an area of about 1,216 square feet, an average price of approximately S$1,421 psf, with 92 years and one month remaining on the lease.

Before that, the previous national record was held by a five-room unit at SkyTerrace@Dawson, which sold in February this year for S$1.70 million.

Price Trend and Market Context

EdgeProp analysis shows the S$1.63 million transaction is 5.2 per cent higher than the average selling price of about S$1.55 million for Pinnacle@Duxton five-room units. On a per-square-foot basis, the price is approximately 40.7 per cent above the average for five-room resale flats in the Core Central Region.

Analysts said the price trend is within expectations. Pinnacle@Duxton has always been one of the most representative HDB projects locally, benefiting from its proximity to the city centre, the nearby CBD and commercial areas, and its distinctive high-rise design. The development is within walking distance of Outram Park, Tanjong Pagar, Maxwell and Chinatown MRT stations. The future Circle Line Cantonment MRT station, once operational, will further strengthen the location’s public transport connectivity.

Last August, at least 141 resale flats transacted nationally for S$1 million or more, accounting for about 6.4 per cent of total transactions that month. The highest transaction price that month also came from Pinnacle@Duxton.
