Non-landed private home resale prices declined 0.4 per cent month on month in April 2026, widening from March’s 0.1 per cent dip and marking the second consecutive month of price drops. A total of 1,125 units changed hands, up 20.9 per cent from March but down 6.8 per cent year on year, according to 99.co and SRX data released on 28 May.

The 0.4 per cent month-on-month decline in April represented a widening from March’s 0.1 per cent drop, suggesting that softening momentum is building in the non-landed resale segment. Year on year, prices were still 2.7 per cent higher, though this was a slower pace than the 4.9 per cent annual growth recorded in March.
By region, the Core Central Region (CCR) saw the steepest decline at 2.6 per cent month on month. The Outside Central Region (OCR) edged down 0.1 per cent. The Rest of Central Region (RCR) was the sole bright spot, posting a 0.9 per cent gain.
Transaction Volume Rebounds From March
A total of 1,125 non-landed private resale units transacted in April, representing a 20.9 per cent increase from March. However, volumes were 6.8 per cent lower than April 2025 and sat 9.5 per cent below the five-year average for the month of April.
The highest resale transaction in April was a freehold unit at Sage on Nassim Road, which sold for S$12.8 million. The median capital gain for resale transactions in April was S$408,000.
New Launch Activity
The new launch segment continued to draw buyers. Tengah Garden Residences achieved approximately 99 per cent sales at a median price of S$2,120 per square foot. Vela Bay recorded more than 72 per cent sales at S$2,886 per square foot, underscoring strong demand for well-located new projects despite the softening resale market.
