Description

Located between Berlayar Street and Berlayar Drive, Berlayar Residences is thoughtfully positioned alongside 2 green corridors that provide direct and convenient access to Telok Blangah MRT station. The development comprises 4 residential blocks ranging from 19 to 46 storeys. Three blocks will offer 880 units of 2 room Flexi, 3 room and 4 room flats, to be launched as Prime flats under the new flat classification framework, while the fourth block will be designated for rental housing.

The name Berlayar, which means sailing in Malay, pays tribute to the area’s rich maritime heritage. Its historical roots are linked to Batu Berlayar, a prominent granite outcrop that once served as a navigational landmark guiding maritime traders to Singapore’s shores as early as the 14th century. Reflecting this legacy and its waterfront context, the estate will adopt a white and blue colour palette inspired by the sea. Design elements will also incorporate motifs of local fauna, featured within community living rooms and wayfinding signage to strengthen the estate’s distinct identity.

The residential blocks are arranged to frame a welcoming central community space. This heart of the development will include a preschool, fitness corners catering to adults and elderly residents, and nature themed playgrounds inspired by nearby Berlayar Creek. Additional communal and green spaces are thoughtfully integrated throughout the estate, including a roof garden above the Multi Storey Car Park, sky gardens atop 2 residential blocks, and sky terraces located on the 20th and 37th storeys of Blocks 206A and 208A. These elevated spaces offer areas for relaxation, social interaction and panoramic views of the surrounding landscape.

Berlayar estate forms part of the Greater Southern Waterfront, a transformative urban initiative spanning approximately 30 km along Singapore’s southern coastline from Pasir Panjang to Marina East. Situated near several biodiversity rich nature areas, the estate is planned with generous greenery, with up to 10 hectares, or about 20 percent of the site, dedicated to parks and open spaces. Four green corridors ranging from 30 to 60 metres in width will weave through the estate, providing recreational spaces while enhancing ecological connectivity between the Southern Ridges and Labrador Nature Reserve.

Drawing inspiration from the undulating terrain of Bukit Merah, the residential blocks will feature staggered heights to create a distinctive terraced skyline along the southern coast. The blocks are oriented to maximise waterfront views, allowing more residents to appreciate the surrounding greenery and sea. The design also steps down towards green spaces and ecological corridors to support avian movement, while coordinated roofscape and façade treatments ensure a harmonious visual identity that complements its waterfront setting.
