Frasers Property Launches Dunearn House at S$2,799 psf, First Project in Bukit Timah Turf City

Frasers Property will begin previews on Jul 10 for Dunearn House, the first private residential project in the new Bukit Timah Turf City precinct. Jointly developed with CSC Land Group and Sekisui House, the 380-unit, 99-year leasehold development is priced from about S$2,799 per square foot, with booking sales starting on Jul 25.

Dunearn House comprises 380 units across five blocks. Two-bedders account for about 46 per cent (176 units), three-bedders about 25 per cent (96 units), and four-bedders about 28 per cent (108 units). Three 10-storey blocks house two and three-bedroom units, while two 19-storey blocks contain a mix of three-bedroom premium and four-bedroom units.
Prices start from about S$1.47 million, or S$2,799 psf, for a two-bedder of 527 sq ft. Three-bedroom units start from just under S$2.6 million, or about S$2,978 psf, for an 872 sq ft unit. Four-bedroom units sized 1,184 sq ft are priced from S$3.59 million, or S$3,030 psf.
Henry Ong, senior director of development management at Frasers Property Singapore, said: “Drawing confidence from recent launches that have performed very well, we would be very happy to achieve 70 per cent take-up rate for the launch.” He added that the market has been very resilient, with new launches continuing to do very well, and that while prices have gone up, so has real income.
Location and Precinct
Located in the new Bukit Timah Turf City precinct, the 99-year leasehold development sits on a land area of about 145,173 sq ft with a maximum gross floor area of 348,549 sq ft and a plot ratio of 2.4. It is within walking distance to Sixth Avenue MRT station and the upcoming Turf City MRT station, and close to top schools including Hwa Chong Institution, Methodist Girls’ School and National Junior College. The Swiss Club Road landed enclave is also nearby.
Soon Su Lin, CEO at Frasers Property Singapore, said: “As the first private residential development within this new precinct, Dunearn House offers homeowners an excellent first-mover advantage in Bukit Timah Turf City, one of Singapore’s most distinctive residential districts.” The Government has plans for 15,000 to 20,000 public and private homes for the estate.
The Frasers-led consortium was awarded the Dunearn Road site for S$491.5 million, or S$1,410 psf per plot ratio, in a state land tender in June 2025. Its offer topped nine bids and was 3.7 per cent above the second-highest offer of S$1,360 psf ppr from City Developments Ltd.
Market Context and Comparables
Dunearn House is the first new project along the Dunearn Road and Bukit Timah stretch since 2019, when Allgreen Properties’ Fourth Avenue Residences was marketed at about S$2,215 psf for one-bedders of 474 sq ft. Since then, new units in the area have sold at a median price of S$2,406 psf, while sub-sales recorded a median of S$2,618 psf and resales a median of S$2,553 psf.
Recent Core Central Region launches have set a strong precedent. Newport Residences moved 57 per cent of its 246 units at an average S$3,370 psf in February, and River Modern sold 90 per cent of its 455 units at an average S$3,266 psf in March.
Adjacent to Dunearn House is Wing Tai and Metro’s upcoming private residential project. That second Bukit Timah Turf City site was awarded in April 2026 for S$533 million, or S$1,625 psf ppr, which was 3 per cent above the next highest bid and about 15 per cent higher than the price for the first site.
