Sim Lian Group’s new private residential project Amberwood at Holland will open its sales gallery to the public on 11 September. The project has a total of 212 units and is the first new private residential project launched in the new Holland Plain residential area. The 99-year leasehold development sits on Holland Link and comprises 11 residential blocks of four and six storeys.

Project Details

The 99-year leasehold project is located on Holland Link, comprising 11 residential blocks of four and six storeys, offering three-bedroom to five-bedroom units with areas ranging from 872 square feet to 1,572 square feet.

The developer has not yet announced selling prices for the various unit types. There are 74 three-bedroom units and 74 four-bedroom units, while five-bedroom units number 64. Of these, 48 four-bedroom and five-bedroom units come with private lifts.

Project facilities include two swimming pools and hydrotherapy facilities, and there will be a childcare centre on site.

Amberwood at Holland is located within 1km of Methodist Girls’ School and is close to King Albert Park MRT station.

The Land Purchase

Sim Lian Land and Sim Lian Development under Sim Lian Group won the project site in August 2025 with a bid of S$368.37 million. This bid price was 22.2 per cent higher than the second-highest bid.

Sim Lian Group executive director Kuek Sin Ming said buyer sentiment will vary by project, but he believes Amberwood at Holland will still attract buyers with long-term owner-occupation purposes.
