Marina Square Mall to Close on 31 March 2027 for Redevelopment Into Hotel, Offices and Residences by 2031
The Marina Square shopping centre will close on 31 March 2027 for a redevelopment that will introduce luxury residences, serviced apartments and offices on a site of more than 360,000 square metres. Property developer Singapore Land Group said the revamp will result in the launch of a 304-key hotel that will place guests close to the Marina Bay area. The redevelopment is slated for completion in 2031.

What Is Being Built
The complex currently comprises Marina Square shopping mall, as well as three hotels, Pan Pacific Singapore, Parkroyal Collection Marina Bay and Mandarin Oriental. Taken together, the complex occupies a site area of 92,197 square metres. With the redevelopment, the site will expand its overall gross floor area to about 362,493 sq m.
The developer will integrate three new towers onto the footprint. A 49-storey skyscraper will feature 204 luxury residential units, a 24-storey block will have 260 serviced apartments, and a 19-storey mixed-use tower will contain premium Grade A office space and a new hotel with 304 rooms.
Marina Square will be refreshed into a four-storey retail mall offering a broader variety of food and beverage options and pet-friendly environments, SingLand said. The existing four-storey retail mall will be transformed into a central platform connecting the broader precinct with an emphasis on lifestyle, dining, sports and wellness offerings. Meanwhile, offices will occupy eight floors of the new mixed-use tower, providing around 13,000 sq m of lettable space.
The three existing hotels will remain fully operational throughout the construction period. Public infrastructure upgrades will accompany the build, including a 6,500 sq m public park built above the Stamford Canal, an elevated botanical loop, and continuous sheltered walkways connecting the complex to Suntec City, Millenia Walk and the upcoming NS Square waterfront area.
Approvals and Funding
The timeline for the project comes after SingLand announced on Tuesday 1 September that it had received written permission from the Urban Redevelopment Authority under the Strategic Development Incentive scheme for the partial redevelopment of the complex.
Chief executive Jonathan Eu said the developer was taking the “opportunity to reimagine Marina Square as a more connected and compelling destination”. He added: “By adding residences, serviced apartments and workplaces alongside the existing hotels and repositioning the mall around experience-led retail, sports, wellness and community, we are creating a new ecosystem where people can live, work, stay and connect.”
Construction will be funded through a mix of internal cash, credit facilities and shareholder funding alongside financing from parent company UOL, which holds an effective stake in the project entity. SingLand noted that while its net gearing is expected to rise as capital expenditure picks up, the redevelopment project will have no material impact on its operating results for the 2026 financial year.
Updates to the changes were slated to arrive in the first half of 2026, according to an initial announcement in December last year. Shares of SingLand closed at S$3.30 on Tuesday, up S$0.02 or 0.6 per cent.
