HDB Resale Market 2026: Are Prices Finally Stabilising?
HDB resale prices showed signs of stabilisation by mid-2026. The overall resale index was unchanged month-on-month in June at 208.9, while July flash estimates pointed to a 0.7% dip even as transaction volume surged 24.5%. Selected larger and well-located flats continued to command premium prices throughout.

What Happened to the HDB Resale Price Index?
The overall HDB resale price index was unchanged month-on-month in June 2026 at 208.9. On a year-on-year basis, the overall index was also broadly unchanged.
Flat types moved differently. Three-room and 5-room flats posted modest monthly gains, while 4-room and Executive flats eased.
July flash estimates then showed the index dipping 0.7%, suggesting that the stabilisation trend may be tilting slightly towards a soft correction in some segments.
What Happened to Resale Volume?
June recorded about 2,137 resale transactions, almost unchanged from 2,139 in May and 6.1% lower than June 2025. The data suggests buyers were still transacting, but some were taking more time as resale quantums rose and new BTO supply increased.
July volume then surged 24.5%, partly driven by the removal of the 15-month wait-out period on 28 July, which may have accelerated some decisions.
Which Flat Type Had the Most Transactions?
Four-room flats remained the largest segment with about 44.7% of June resale volume. Three-room flats accounted for about 24.7%, 5-room flats 24.1% and Executive flats 6.4%.
This reinforces the importance of the mainstream 4-room segment to overall HDB market liquidity.
Why Can Premium Deals Rise When the Index Is Flat?
An index measures the broader market, while premium transactions reflect specific units. A scarce high-floor 5-room flat in a prime location can set a record without lifting the value of every HDB flat.
June’s 188 million-dollar transactions therefore coexisted with a flat overall index.
What Role Does New BTO Supply Play?
Greater BTO supply gives eligible buyers an alternative to the resale market. Some households may accept a longer wait in exchange for a lower subsidised purchase price, particularly if resale prices in their preferred area are high.
