New Bedok South Bus Interchange and Mixed-Use Development to Transform Bayshore Precinct

According to tender documents published by URA on 30 March 2026, the new bus interchange will be situated within a mixed-use development envisaged as the neighbourhood centre for the Bayshore precinct. The development will feature retail amenities including shops and restaurants, and will house a maximum of 1,280 housing units. It has not been confirmed whether these homes will be public or private.

Spanning at least 7,700 square metres — the size of nearly 1.5 football fields — the bus interchange is tentatively set to house seven bus bays along with shops and restaurants. The first storey of the integrated transport hub will include sports and recreation facilities such as gymnasiums and fitness centres to create a vibrant street life.

The new development will sit across a new stretch of Bayshore Drive from the Laguna Practice Driving Range. The extension of Bayshore Drive, which will feature three lanes in each direction, will be constructed in two phases around the new interchange.

Bayshore is being planned as a car-lite neighbourhood with a cycling and pedestrian network and a transit priority corridor featuring bus-only lanes, footpaths, cycling paths, and wider sheltered pavements. The development will form the eastern end of Bayshore’s main street — a pedestrian-friendly spine lined with amenities that will connect the TEL’s Bayshore and Bedok South stations via Bayshore Drive.

The Bedok South TEL station, which will serve the area, is slated to start operations in the second half of 2026, after being delayed by two years. The existing Upper East Coast Bus Terminal, which opened in 2001, will be demolished within six months of the new interchange being completed. The site it sits on has been rezoned as a park under URA’s Master Plan 2025.

It will be across the street from the proposed location of the new Safra Bayshore clubhouse, which will replace the existing Tampines clubhouse when it is ready in 2030. The estate also features several upcoming Build-To-Order projects, including Bayshore Palms and Bayshore Vista, which will be ready in 2029.

About 10,000 homes, including approximately 7,000 HDB flats, will be built in Bayshore as an extension of Bedok town in the coming years. The full Bayshore estate is expected to be developed by the mid-2030s, making it one of the most substantial new residential districts to emerge in the East.

Residents have welcomed the development plans. Those moving into nearby projects like Bedok South Blossoms have noted that the bus interchange could make daily commuting significantly more convenient, while the new retail options will give the precinct a self-contained neighbourhood feel.

Property analysts see strong potential. Nicholas Mak, chief research officer at Mogul.sg, has noted that the integrated transport hub could become the mixed-use development with the highest number of housing units in Singapore if the developer proceeds to build all 1,280 units. At present, Parktown Residence in Tampines holds the record at 1,193 units. Being next to an MRT station on land that makes economic sense to maximise, the site is considered highly valuable.

Minister of State for Culture, Community and Youth Dinesh Vasu Dash, who is also an MP for East Coast GRC, has said the new development will transform Bedok South, providing transport, retail, and recreational options for residents of Eastwood, Limau, Kew estate, and Bedok South Horizon. It will complete transport connectivity with the opening of both the Bedok South and Sungei Bedok MRT stations.
