Record-Setting Launch Weekend Set the Tone

Rivelle at Tampines, the 572-unit executive condominium on Tampines Street 95 developed by Sim Lian Group, has achieved a complete sell-out within approximately one month of its launch – cementing its status as the best-selling EC of 2026 and the strongest EC debut since Hundred Palms Residences in 2017.

The project’s trajectory was set during its blockbuster launch weekend in March 2026, when 529 of the 572 units – a striking 92.5 per cent – were snapped up at an average price of S$1,893 per square foot. All 171 units allocated to second-timer applicants were taken up by 2.15 pm on the first day of booking, a clear indicator of the pent-up demand among HDB upgraders in the eastern corridor. The remaining units were progressively absorbed through subsequent balloting rounds, with a final second-timer e-balloting held on 24–25 April clearing the last available homes.

Unit Mix and Pricing Breakdown

Rivelle comprises 11 residential blocks ranging from 12 to 14 storeys, offering three-bedroom to five-bedroom configurations. The three-bedroom units, sized between 883 and 926 square feet, proved the most popular – all 241 units were fully taken up on launch day, with prices starting from S$1.588 million.

Among the 291 four-bedroom units, the 1,044-square-foot layout was the clear favourite, with approximately 95.9 per cent of that particular configuration sold during the launch weekend. Four-bedroom prices started from S$1.893 million. The 40 five-bedroom units, priced from S$2.586 million, saw an 85 per cent take-up rate at launch, with the remaining penthouses and larger units finding buyers in the weeks that followed.

Why Rivelle Resonated with Buyers

Several factors converged to drive the exceptional sales performance. Rivelle is one of only two EC launches in Singapore’s eastern region in 2026 – the other being Coastal Cabana – and may be the last east-side EC launch for some time, as no additional EC sites in the area are currently on the Government Land Sales programme. This scarcity factor amplified buyer urgency.

The Tampines Street 95 location offers proximity to Tampines MRT interchange, Tampines Hub, Our Tampines Hub, and a well-regarded cluster of schools. Sim Lian secured the land parcel with a top bid of S$465 million, or S$768 per square foot per plot ratio, outbidding four other developers – a signal of developer confidence in the site’s fundamentals that has since been validated by the market’s response.
