Wee Hur Enters Singapore Student Housing With a 1,398-Bed Y-Suites Project at NTU

The Business Times | Perspective | 19 October 2026

Wee Hur Holdings is entering Singapore’s purpose-built student accommodation market with a 1,398-bed Y-Suites development at Nanyang Technological University (NTU). The company said on 16 October that NTU had issued a Letter of Award, following a competitive expression-of-interest and request-for-proposal process.

The Award

The award covers the design, construction, financing, operation and maintenance of the facility, subject to terms and conditions, and the parties are working towards finalising an agreement. On completion, the project is expected to be Singapore’s largest privately developed and operated student accommodation facility within an autonomous university campus. It will mainly house postgraduate students, with a limited number of beds for undergraduates, and will be Wee Hur’s first Y Suites-branded asset in Singapore.

The Site and Timeline

The roughly 6,000 sq m greenfield site is next to 30 Nanyang Link within NTU’s main campus. Construction is targeted to begin in the third quarter of 2027, with operations scheduled to start by the beginning of the 2029/30 academic year, subject to approvals from NTU and regulatory authorities. The project will be undertaken through a special-purpose vehicle, granted an initial 20-year land lease with options for two five-year extensions, subject to the definitive agreement. Wee Hur is responsible for development from design and construction through to operations and maintenance.

Strategy

Wee Hur Property chief executive Goh Chengyu said the award will add to the group’s development pipeline and give greater visibility for its construction activities. He said developing and operating the asset over the long term lets the group apply its experience across the full real estate lifecycle. The project expands Wee Hur’s student accommodation business into a third market, after Australia and Hong Kong. Goh Wee Ping, chief investment officer of Wee Hur Holdings and chief executive of Wee Hur Capital, called it “an important step” in the group’s ambition to build a regional PBSA platform.

AsianPrime PerspectiveTwo points are worth noting. First, the lease structure, an initial 20 years with two five-year extensions on university land, is a different ownership model from freehold or 99-year residential, which shapes how these assets are valued. Second, it adds to a supply wave for student and shared accommodation that we covered in Making Room for Co-Living and in the dormitory land sales in Government to Sell Two Dormitory Sites in 2027. For private landlords near campuses, more on-campus beds could ease rental demand over time, though the timeline here runs to 2029.
