HDB Launches 6,952 BTO Flats in June 2026 With Prime Projects in Bukit Merah and Bishan

The two Prime-classified projects anchor this launch. Berlayar Rise in Bukit Merah is situated near Labrador Park MRT station and offers two-room flexi, three-room, four-room and five-room flats, with three-room units starting from about $435,000 and four-room units from about $592,000. The estimated waiting time is approximately 54 to 55 months.

Lakeview Cascadia in Bishan is located near MacRitchie Reservoir and offers a range of flat types, with four-room units starting from about $534,000. The estimated waiting time is about 51 months. Both Prime projects carry a subsidy clawback and resale restrictions, including a 10-year minimum occupation period.

In Ang Mo Kio, two Plus projects are on offer: Kebun Baru Ridge and Kebun Baru Breeze, both located near Mayflower MRT station and within walking distance of amenities such as schools and food centres. The estimated waiting times for both are around 47 months.

For buyers seeking shorter waits, the three Standard projects in Sembawang and Woodlands offer estimated completion times of about 33 to 42 months. The two Sembawang projects, Sembawang Brook and Sembawang Portico, have some of the shortest waiting times at around 33 months. Woodgrove Acres in Woodlands has an estimated wait of about 42 months.

Over one-third of the 6,952 flats have an estimated waiting time of about three years or less, giving buyers quicker access to their homes.

Property consultants expect strong demand for the Prime projects, given their mature-estate locations and proximity to MRT stations. ERA key executive officer Eugene Lim noted there could be pent-up demand, particularly from applicants who were unsuccessful in earlier BTO exercises.

Analysts added that the Ang Mo Kio Plus projects should also draw significant interest owing to their convenient location and relatively lower price points compared to the Prime offerings. The Sembawang and Woodlands Standard projects may appeal to first-time buyers looking for more affordable options with faster completion.
