June 2026 BTO Application Results: Woodgrove Acres Surprises as Berlayar Rise and Lakeview Cascadia Oversubscribed

The June 2026 Build-To-Order (BTO) exercise drew 22,634 applicants for 6,952 flats as of 5pm on 24 June, giving an overall application rate of 3.2. Woodgrove Acres in Woodlands emerged as a surprise hit, while Prime-location projects Berlayar Rise and Lakeview Cascadia saw strong demand. Ang Mo Kio Plus flats and Sembawang Standard projects drew more muted interest.

Woodgrove Acres: The Surprise Hit

Woodgrove Acres, a Standard project in Woodlands, emerged as the unexpected frontrunner. Its two-room flexi singles category recorded the highest application rate of any project at 18.1, with 1,071 applicants vying for just 157 two-room flexi units. Four-room flats attracted nearly four first-timer applicants for every 162 units available.

Christine Sun (Sun Yanqing) of OrangeTee called the demand surprising, noting that the project is not near an MRT station or major amenities. She suggested that some buyers may have been deterred by the 10-year minimum occupation period (MOP) for the Ang Mo Kio Plus flats and opted for Woodgrove Acres instead.

Lee Sze Teck of Huttons pointed out that Fuchun and Innova Primary schools are within 1 km, and the Woodlands MRT station and Regional Centre are accessible by bus. ERA CEO Eugene Lim said buyers could enjoy affordable prices “without compromising too much on convenience.”

Prime Projects: Berlayar Rise and Lakeview Cascadia

Prime-location projects continued to attract heavy demand. Berlayar Rise drew more than 5,000 applicants for 988 four-room flats, with the two-room flexi singles rate at 7.5 and the three-room and four-room family rates at 1.3 and 3.2 respectively.

Lakeview Cascadia saw 3,753 applicants for 745 four-room units, with a first-timer rate of 3.7 for four-room flats. The two-room flexi singles rate stood at 7.3.

AMK Plus and Sembawang: Muted Demand

The Ang Mo Kio Plus projects recorded muted demand, with application rates of just 1.3 for three-room and four-room flats. The projects are located 10 to 15 minutes’ walk from Mayflower MRT station. Analysts attributed the lukewarm response to the 10-year MOP that comes with Plus classification.

Sembawang Portico and Sembawang Brook were undersubscribed for three-room units and above, with first-timer application rates falling below 1. The projects are located 15 to 20 minutes’ walk from Sembawang MRT station.

National Development Minister Chee Hong Tat said on Facebook on 24 June that HDB is building more and faster, with about 20,000 two-room flexi flats planned from 2026 to 2028 and approximately 2,300 two-room flexi units in this exercise alone. Queue number booking at HDB Hub Toa Payoh is expected between December 2026 and March 2027.

The next BTO exercise in October will offer about 7,960 flats in Bedok, Geylang, Sembawang, Tengah, Toa Payoh and Yishun, plus HDB’s sixth community care apartment project.
