Nearly 8,000 BTO Flats Including Bayshore and Tengah Projects to Go on Sale in October 2026

HDB publishes details of 7,970 flats across seven projects in Bedok, Geylang, Sembawang, Tengah, Toa Payoh and Yishun, with two highly anticipated Plus and Prime projects in the Bayshore housing estate near East Coast Park.

Bayshore: Two Projects Totalling 2,500 Flats

Two Build-To-Order (BTO) projects in the upcoming Bayshore housing estate near East Coast Park will offer a combined 2,500 flats in the next sales exercise in October. Both projects are located along Bayshore Drive and near Bayshore MRT station.

The larger project comprises 1,640 units with two-room flexi, three- and four-room flats. The site will also house amenities such as an eating house, shops, pre-schools, an active ageing centre and a kidney dialysis centre. The other project comprises 860 units of two-room flexi and four-room flats alongside a minimart, shops and a pre-school.

Nearly half of the planned 2,500 units, or 1,240 flats, will fall into the Plus and Prime category. The remainder are 1,170 four-room flats and 90 three-room units. Plus and Prime flats, which are closer to the city centre and transport nodes, come with stricter resale conditions, such as a 10-year minimum occupation period and a subsidy clawback, unlike Standard flats.

Christine Sun, chief researcher and strategist at property firm Realion (OrangeTee & ETC) Group, said she expects strong demand from singles for the two Bayshore projects. “Many singles will like to live here, due to the convenience of living beside an MRT station that will allow residents to reach the Central Business District and Orchard Road area within a short time,” she added. The first two BTO projects in Bayshore were launched in October 2024.

Tengah: 710-Unit Project Along Tengah Garden Avenue

Over in Tengah, the 710-unit project along Tengah Garden Avenue will have flats ranging from two-room flexi to three-generation flats. These are expected to be Standard flats.

The site, which is in the Plantation district, will also have amenities such as an eatery, a minimart, shops and a pre-school. It is within a five- to 10-minute walk of two upcoming MRT stations on the Jurong Region Line, which is scheduled to open in stages between 2028 and 2029. The last time a BTO project was launched in Tengah was in October 2023.

As at December 2025, more than 14,000 flats across 14 projects in Tengah had been completed. Two neighbourhood centres, Plantation Plaza and Parc Point, have also been providing residents with amenities such as supermarkets and foodcourts.

Wong Siew Ying, head of research and content at property agency PropNex Realty, said there could be pent-up demand for the Tengah project as it has been three years since the last launch. She noted that the development will be near Pioneer Primary School and the future Tengah Garden Galleria mall, which is part of a mixed-use project next to the upcoming Hong Kah MRT station.

Toa Payoh: Likely Only Prime Project in October

The Toa Payoh project, which will house 1,430 units next to Caldecott MRT station, will likely be the only Prime project in October. The development will include 590 two-room flexi flats and 580 four-room flats, as well as public rental units.

About 260 assisted living flats, the first such flats in Toa Payoh, will also be on offer. Also known as community care apartments, these flats come with senior-friendly fittings, such as wheelchair-accessible bathrooms and other health and community services to help seniors live independently.

The new project will have amenities such as a foodcourt, fast-food restaurant, supermarket, pre-school and active ageing centre.
