HDB Launches 6,952 BTO Flats in June Exercise Including Prime Projects in Berlayar and Upper Thomson
HDB has launched 6,952 Build-To-Order flats across seven projects in four towns in the June 2026 sales exercise. The line-up includes two Prime projects in Bukit Merah and Bishan, two Plus projects in Ang Mo Kio, and three Standard projects in Sembawang and Woodlands. About one-third of the flats have estimated waiting times of three years or less, with the shortest at just 31 months.

Prime Projects: Berlayar Rise and Lakeview Cascadia
The headline project is Berlayar Rise in Bukit Merah, offering 1,976 flats comprising 172 two-room flexi Type 1 units from S$247,000, 644 two-room flexi Type 2 units from S$296,000, 172 three-room units from S$435,000, and 988 four-room units from S$592,000. The estimated waiting time is 49 to 54 months, with completion targeted between Q2 and Q3 2031. As a Prime project, buyers face a 14 per cent clawback on subsidy recovery and a 10-year minimum occupation period. OrangeTee chief researcher Christine Sun noted that Berlayar Rise is the second BTO project in the Greater Southern Waterfront, after the sold-out SkyMeadow @ Dover in October 2025.
In Bishan, Lakeview Cascadia will offer 1,221 units comprising 118 two-room flexi Type 1 from S$216,000, 358 two-room flexi Type 2 from S$257,000, and 745 four-room units from S$534,000. The estimated waiting time is 51 months, with completion in Q2 2031. It also carries a 10 per cent clawback as a Prime project. ERA chief executive Eugene Lim said there is pent-up demand for the project because the last HDB flats built in the Lakeview estate date back to 1984, more than 40 years ago. Lakeview Cascadia marks the first BTO launch in the area in over four decades.
Plus Projects in Ang Mo Kio
Two Plus-model projects are offered in Ang Mo Kio. Kebun Baru Breeze comprises 579 units with 261 two-room flexi Type 1 from S$191,000, 116 two-room flexi Type 2 from S$255,000, and 202 four-room units from S$547,000. The estimated waiting time is 52 months, with completion in Q2 2031.
Kebun Baru Ridge offers 485 units with 95 three-room units from S$380,000 and 390 four-room units from S$543,000. This project has the second-shortest waiting time at just 37 months, with completion targeted for Q1 2030. Both Plus projects carry an 8 per cent subsidy recovery clawback and a 10-year minimum occupation period. Together, the two Ang Mo Kio projects provide a combined 1,064 units in the mature estate.
Standard Projects in Sembawang and Woodlands
Three Standard projects round out the June exercise, all offering shorter waiting times. Sembawang Portico has the shortest wait at just 31 months (Q3 2029), with 875 units comprising 50 two-room flexi Type 1, 150 two-room flexi Type 2, 100 three-room, 300 four-room, and 275 five-room units.
Sembawang Brook offers 1,160 units with an estimated 33-month wait (Q3 2029). Its mix includes 58 two-room flexi Type 1, 203 two-room flexi Type 2, 87 three-room, 464 four-room, 319 five-room, and 29 three-generation (3Gen) flats from S$468,000.
Woodgrove Acres in Woodlands provides 656 units with a 42-month wait (Q3 2030), comprising 31 two-room flexi Type 1, 126 two-room flexi Type 2, 80 three-room, 162 four-room, and 257 five-room units. Prices across the three Standard projects start from as low as S$139,000 for two-room flexi Type 1 units and go up to S$579,000 for five-room flats, with 3Gen units priced between S$468,000 and S$567,000.
Policy Measures and Application Details
National Development Minister Chee Hong Tat said in a Facebook post that about one-third of the flats in this exercise have estimated waiting times of three years or less, helping first-timer families move into their new homes sooner.
The government has also enhanced the Third Child Priority Scheme, raising the quota set aside for eligible families from 5 per cent to 10 per cent per BTO project. Eligibility has been relaxed to include married couples or engaged couples expecting their third child, in addition to those who already have at least two children. Around 2,300 two-room flexi units are available in this exercise, supporting the government’s target of providing 20,000 two-room flexi flats between 2026 and 2028.
