What Analysts Expect

Analysts expect the Bishan and Toa Payoh projects to be the most popular, as they sit in mature, central estates with few new flats. Mount Pleasant is right by its TEL station, close to schools such as CHIJ Primary (Toa Payoh) and Singapore Chinese Girls’ School, and a short ride to Orchard. One analyst noted it may face some noise and dust from construction nearby and is close to the PIE. Bishan’s Sin Ming site is about 900 m from Marymount and 800 m from Upper Thomson stations, and is relatively far from the town centre. Realion’s Christine Sun expects three to four applicants per unit for the Bishan and Toa Payoh projects.

Five-room flats in Tampines are in short supply. The last comparable release, Simei Symphony in July 2025, drew 12.8 applicants for each of its 100 five-room units.

AsianPrime PerspectiveFebruary gives buyers who miss out in November a second chance in the same central towns. Mount Pleasant is one MRT stop from Toa Payoh Hillside, and Bishan offers a shorter wait in an estate that rarely sees new flats. If you are in the current exercise and unsure about your chances, it is worth deciding now whether you would apply again in February, buy resale, or both. Our November BTO post has the prices and waiting times for this month’s projects.
