Amber Park Sets a Fresh District 15 Record of S$3,170 Psf, While The Shore Residences and Robertson Edge Also Hit New Highs
Freehold condo Amber Park in District 15 ranked first among private non-landed developments setting new psf highs in the week of 29 September to 6 October, when a 1,109 sq ft three-bedroom unit on the 19th floor sold for S$3.52 million (S$3,170 psf) on 6 October. Two other projects, The Shore Residences and Robertson Edge, also set records in the week.

Amber Park: S$3,170 Psf
The 19th-floor unit beat Amber Park’s previous peak of S$3,085 psf, set almost two years earlier in October 2023 when a 463 sq ft one-bedroom unit was sub-sold for S$1.43 million. Amber Park is a 592-unit freehold condo along Amber Gardens, launched for sale in 2019 and completed in 2023. It replaced an earlier condo of the same name, built in the 1980s and sold en bloc in 2017.
The current development has three residential blocks with one- to five-bedroom units from 463 to 2,336 sq ft, and four duplex penthouses of 4,392 to 5,005 sq ft. The highest quantum recorded was S$13 million for a 4,392 sq ft duplex penthouse bought from the developers in August 2021.
The Shore Residences: S$2,585 Psf
Another District 15 project, The Shore Residences, a 103-year leasehold condo, hit S$2,585 psf when a 1,141 sq ft three-bedroom unit sold for S$2.95 million on 5 October. The previous record was S$2,330 psf in December 2024, when another 1,141 sq ft unit sold for S$2.66 million.
Completed in 2009, the 408-unit condo on Amber Road in Marine Parade has one- to five-bedroom units of 592 to 2,906 sq ft. Marine Parade MRT station is a 10-minute walk away, and Haig Girls’ School and Tanjong Katong Primary School are within 1km. Resale activity has been brisk, with 16 deals so far this year. Excluding the 5 October sale, the other 15 were priced from S$1,816 to S$2,297 psf for units of 592 to 1,432 sq ft.
Robertson Edge: S$2,218 Psf
In District 9, Robertson Edge recorded the third-highest psf peak of the week. The 999-year leasehold project set a record of S$2,218 psf when a 431 sq ft one-bedroom unit sold for S$955,000 on 1 October, the first time an apartment there has crossed S$2,200 psf. It beat the previous record of S$2,174 psf set in February 2013, when a 506 sq ft two-bedroom unit sold for S$1.1 million.
Robertson Edge, on Tong Watt Road, is a boutique development of just 70 apartments, with one- and two-bedroom layouts of 398 to 1,173 sq ft. The 1 October deal was only the second caveated transaction there this year; on 4 September a 431 sq ft one-bedroom unit sold for S$909,000 (S$2,111 psf). No psf-price lows were recorded during the week.
