Why Bedok South Horizon Keeps Setting Records

All ten of the highest HDB resale prices in Bedok were for five-room flats at Bedok South Horizon. The development has eight blocks of 16 to 18 storeys and 940 flats in total: 457 four-room, 274 five-room and 209 two-room units.

The project reached its five-year minimum occupation period earlier this year, and its first resale transactions were registered in April 2026. Since then, 60 of its flats have been resold. Of these, 36 fetched S$1 million or more, and all 12 five-room flats resold so far went for at least S$1.265 million.

Floor Level, Lease and the Coming MRT Station

Within the top ten, the six flats on the 10th storey and above sold for between S$1.40 million and S$1.54 million, while the four below the 10th storey sold for between S$1.30 million and S$1.38 million. As all ten flats are the same size with similar remaining leases, EdgeProp said this suggests buyers are paying a premium for higher floors.

EdgeProp attributed the record flat’s price to its long remaining lease and its proximity to the upcoming Bedok South MRT Station, which is expected to open by the end of 2026. The station is on the Thomson-East Coast Line, which offers direct access to the city centre, and the next station, Sungei Bedok, will be an interchange with the Downtown Line.

Temasek Primary School is within 1km of the flat. Nearby, a mixed-use GLS site on Bayshore Drive, next to Bedok South MRT Station, was sold for S$2.13 billion (S$1,323 psf ppr) in July. The site is slated for about 1,280 homes, a retail mall and a bus interchange.

AsianPrime PerspectiveOne transaction is a data point, not a trend. HDB resale prices dipped 0.2 per cent in the third quarter (our report), so Bedok South Horizon reads better as a pocket of strength than a market signal. What makes it instructive is how many ordinary factors line up at once: a young lease, a high floor, a minimum occupation period cleared this year, and an MRT station due to open by year end. Sellers in similar projects should price off recent sales on the same block and storey range rather than the headline record, because the top ten transactions span S$240,000. Buyers should note that the premium sits in the higher floors, with lower-floor units in the same project selling from S$1.3 million.
