A Rare Result This Year

Mogul.sg chief research officer Nicholas Mak said Thomson Reserve is the only private project this year to sell more than 1,000 units on launch, reversing a recent pattern of slower launch sales. Huttons chief executive Mark Yip said about 70 per cent of buyers already own private property and about 30 per cent are HDB upgraders. Most buyers are Singaporeans buying for their own use or for investment. All three- and four-bedroom units were sold, and most five-bedroom units went too.

Why Buyers Moved

Agents pointed to generous layouts, nearby schools, nature parks and the Upper Thomson location. Mr Mak also noted limited new supply in District 20, pent-up demand and a large pool of private and landed homeowners nearby. Mr Yip expects buyers who missed out to look at other projects, estimating that it led to about 30 more units being sold elsewhere.

Pricing Was the Deciding Factor

Project Average Price
Thomson Reserve About S$2,900 psf
Promenade Peak S$3,036 psf
Zyon Grand S$3,067 psf

Promenade Peak and Zyon Grand were launched last year in the city fringe. Thomson Reserve two-bedders started from S$1.544 million and three-bedders from S$2.503 million.

AsianPrime PerspectiveThis result says that demand for well priced, family-sized homes is still strong, even with higher interest rates. PropNex chief executive Kelvin Fong said buyers committing now appear to have priced in higher financing costs, and that the sales give a reference point for demand in 2027. The lesson for buyers is that pricing relative to nearby launches still drives decisions. The lesson for developers is the same.
